Does the price include the lot?
Yes, the price includes a standard lot. However, we
do have some home sites that have a premium charge.
What size is your typical home site?
Generally, they are 72' wide X 105' deep. We
do have others that are larger than that.
What are the setback requirements?
5 feet on each side, 20 feet from the street, and
15 feet from the back patio overhang to the rear property line.
How big can I build my Super Garage?
As big as the lot will allow. We have built one
that is 22 feet wide by 50 feet deep. Another home buyer requested a 70 foot deep
garage.
How tall is the RV garage door?
14 feet high with an automatic garage door opener.
How wide is a standard RV garage?
13' plus an inch or two.
Does the RV garage come with hook ups?
Yes. A hose bib, 30 amp plug (you let us
know what configuration you need), and a dump station.
What amperage electrical service does the house have?
200 AMP
Is there a Home Owners Association?
No and there are no dues. We do have
CC&R's and an Architectural Review Committee. We like to say that, "you can fly
your flag and park in your own driveway but you can't paint your house pink or put a
junky couch out in your front yard." Our goal is to preserve the integrity of the
community without a bunch of neighborhood ninny's running around giving people
fines for ridiculous things. A copy of the CC&R's are available at the sales office for
review.
Who does your mortgages?
Many of our buyers have found that Mutual of Omaha
Bank who provides Peake Development with the construction loan, are competitive
and well seasoned with our product and makes the mortgage process a lot less
stressful than going to an outside bank. However, we aren't paid by or partners with
any particular mortgage company. You can use whoever you want.
What is required to get started?
We ask for a $10,000 earnest money deposit when
you sign the sales contract.
Can I customize my home?
Absolutely. Each home is built for each individual buyer.
When you come in for your options meeting you will go through a large selection of
interior finishes, plumbing, and electrical options, among others. After your options
are finalized, we will send you an Optional Items Amendment which you will sign and
return to the escrow company with the requested funds.
Are the home sites big enough for a pool?
Yes.
Is the yard fenced?
Yes. Each yard comes with wrought iron fencing. If you
choose a perimeter lot, the rear wall will be block per county code requirements.
Are the homes on sewer or septic?
The community is on municipal sewer and
water.
